I run BD or sales for a construction subcontractor / trade business and I'm tired of cold-calling blind. I want to know which property managers or developers already have money lined up for a project before it's publicly bid, so I can reach out while they're actually looking for someone to do the work.
I've heard you can figure this out by watching loan and mortgage filings at the county level, but the data is a mess: county recorder sites don't update in real time, developers hide behind holding companies so you can't tell who actually owns what, and most of the filings are noise (small residential refis) that have nothing to do with real project work. Doing this by hand, county by county, isn't realistic at scale.
I want something that does the filtering and entity-matching for me and just hands me a list: which companies in my region just got funded, roughly how big the job is, and who to call.
